A requirement for a business/management visa is to secure an office. What points should I pay attention to?

①The name is a corporation name.

An office cannot be recognized under an individual name.

② Clarify in the lease contract that it is for “business purposes,” “stores,” “offices, etc.”

If it is marked as “residential use,” it will not be recognized as an office.

③The office is equipped with the necessary equipment for office work, such as a telephone, copy machine, fax machine, and computers.

Please attach a photo etc. to your application to show that you are equipped with these devices.

④ Independent as an office

The space must be at least a certain size, separated by partitions, and have an independent space.

*Virtual offices, free desks, and coworking spaces are not recognized as independent offices because private rooms cannot be secured.

What about a detached home/office?

This is possible, but it is necessary to clearly separate the office and residence, such as the office on the first floor and the residence on the second floor, and separate entrances for residence and business use. You will also need documents that determine the share of common expenses such as utility expenses between the individual and the company.

①名義が法人名義であること

個人名義では事務所として認められません。

②賃貸借契約において「事業用」、「店舗」、「事務所等事業目的」であることを明らかにする

「居住用」となっていると事務所として認められません。

③事務所に電話、コピー機、FAX、パソコン等の事務に必要な機器が備わっている。

これらの機器が備わっていることを示すため写真等を添付して申請します。

④事務所として独立している

　一定程度以上の広さ、パーテーションなどでの仕切り、独立したスペースが確保されている必要があります。

※バーチャルオフィス、フリーデスク、コーワーキングスペースは個室が確保できませんので独立した事務所としては認められません。

戸建ての自宅兼事務所はどうなのか？

可能ですが、１階が事務所、２階が住居のように明確に事務所と住居が区分けされていることが必要で、住居用と事業用の出入り口は別で確保する必要があります。また、個人と会社間の光熱費などの共益費の負担割合を取り決めた書類も必要になります。
